If you elect to use Tri-State Title Agency, Inc. as your Closing/Settlement Agent, we will perform the following services:
- Coordinate the closing with the mortgage lender/buyer/seller as applicable.
- Disburse all the money at closing to the appropriate parties to insure that all existing liens and mortgages are properly removed from the records.
- Insure that the mortgage documents are properly executed by the borrowers.
- Insure that the closing was performed in accordance with the mortgage and title company's requirements.
- Record all of the new documents with the proper governmental agencies.
- Review all documentation for the closing to insure their proper conformity.
- Conduct all closing follow-ups through the issuance of the Title Insurance Policy(ies).
ClosingOur settlement fee is regulated by each state. As of February 2000 the settlement/closing fee for New Jersey is $300.
Centralized closing services are performed according to lender requirements. In addition to full closing, we will prepare HUD 1 as well as borrower affidavit.
- Full Closing: Provides full preparation of HUD 1, affidavit of Title, and disbursement of funds.
- Witnessing: This service provides Notarization of Lender Documents at signing.
